The Strata Council was unaware, until a review of the accounting records by Council Members, that these late payment charges incurred and had been paid by Ardent with funds belonging to the Strata Owners. When the amount paid out in late payment charges is known, the Strata Council will be requesting reimbursement from Ardent Property Management. Check back to see their response. ***** M O R E U P D A T E S ***** Good money managers they are not. They are
keepers of the Contingency Reserve Fund and it has been sitting in an
account earning zero interest! In talking to other strata owners,
even though interest is at an all time low, they say at least their strata
agents are able to get some return on their money. At the
AGM, Rob Kelly bragged that he had around $4,000,000 in CRFs between all
the strata properties that he manages. The GOOD NEWS is that Ardent Properties has finally done the right thing and offered their resignation. Don't ever get yourself into an SPABC standard contract where you have to hold a SGM or wait for the AGM to get a 3/4 vote to fire your property agent.
